The house opens onto generous south facing terraces and a magical internal courtyard with external staircase provides a lovely place to eat. The hamlet is close to Laguepie which offers all facilities.
Outside the school holidays a price can be negotiated depending on the number of people in the party

Les Rochers is a large stone property, full of original features, with

  • Three double bedrooms each with their own bath or shower room,
  • One smaller double with own shower room,
  • One bedroom with 4 single beds with its own shower room,
  • Two further doubles
  • A twin bedroom and a further shower room.
  • Two large welcoming reception rooms plus a first floor sitting room with plenty of books.
  • The main kitchen has recently been refitted and is the bright well equipped heart of the house. There is an additional fully equipped kitchen.

The house can therefore comfortably accommodate 18 people.

The house is approached via a short drive and large double wooden gates lead into the fabulous traditional inner courtyard. This is a cool, shaded private and very pretty area for hot summer days and also makes an ideal setting for outside dining. A good sized BBQ provides for family cooking.
A paved terrace runs down both lengths of the two main wings of the house, taking advantage of the lovely views. The broad pool terrace, backed by a lovely stone wall and glorious views over the surrounding countryside, gives access to the 12x6m heated pool with corner access steps.
The south-facing wing houses:

  • The newly fitted kitchen with electric oven, gas hob, dishwasher, microwave and fridge freezer.
  • The utility room has 2 washing machines.
  • There is a WC off the utility room.
  • The main sitting room with fireplace is next to the kitchen.
  • Between the sitting room and adjacent bedroom with double bed and shower room the stairs lead to:
  • A sitting area and two double bedrooms each with a bath or shower room/WC. The main door leads off this sitting area onto the stone steps and the courtyard.
  • A second set of stairs leads to the second floor.
  • On this floor are a room with 4 single beds and a shower room/WC and a double bedroom with shower room/WC<

The east- facing wing of the house comprises:

  • A second fully equipped kitchen with hob, oven and dishwasher, fridge freezer, and sitting room on the ground floor.
  • Another flight of stairs leads to the second floor where there are two double bedrooms, a twin bedroom and a shower-room/WC
  • The two parts of the house are connected on the ground floor and the first floor

The entire house is well furnished and equipped, whilst retaining traditional farmhouse features. Furnishings are a good mix of traditional and modern giving the property a light and uncluttered feeling, with a wonderful sense of space and comfort – whilst still providing all that is necessary for a relaxing and truly memorable holiday. You`ll be back! The 2 fully equipped kitchens and living areas make it ideal for two families or a large group. Access to terraces and gardens via French doors from all ground floor rooms.

Area Description:

La France profonde! – peaceful, rural setting but just a few minutes drive to the bustling, very-French market town of Laguepie. Here you will find restaurants, a pizzeria, cafes, butcher, two supermarkets, hairdresser, pharmacy, banks, post-office, newsagent, and twice weekly market. Whilst there is no baker in Laguepie the supermarkets and other shops act as ‘depots de pain’ for local bakeries. There are larger supermarkets in St Antonin Noble Val and La Fouillade and a wide range in Villefranche de Rouergue including Leclerc, Hypermarche, Lidl and Aldi. The railway connects Laguepie to Toulouse and Figeac. Swimming in the river is popular in summer and there are frequent traditional fetes and night markets.
Nearby are the beautiful bastide villages of Najac, set in a stunning location high above the river Aveyron, and Cordes sur Ciel, with breathtaking views over the surrounding countryside. Villefranche de Rouergue with its incomparable Thursday market, centred on the arcaded square is half an hour away. Albi with its famous cathedral and connections to Toulouse-Lautrec should not be missed – a lovely journey. St Antonin Noble Val where the film Charlotte Gray was made is a beautiful medieval town and a fascinating place to explore. Bruniquel and Penne are two nearby villages dominated by their extraordinary chateaux. The rolling hills of the Gaillac vineyards are 30 minutes to the south. This is just a selection from a host of delightful medieval villages, walled towns and landscapes to be explored.
Toulouse or `La Ville Rose ` is the 4th largest city in France with many historically important buildings, art galleries, two splendid cathedrals and museums. At the huge Cite de l’Espace is the Space museum with planetariums and an actual size Ariane 5 rocket.
The house is actually situated on the border of the three departements (Tarn-et-Garonne, Tarn and Aveyron) and so is an ideal place to explore the different beauty of all three. Great canoeing and cycle hire at St Antonin. Swimming in the river at Laguepie and many other locations. Horse riding, canoeing and Zip Wire Adventure Park at Najac. Golf in Albi.
