This delightful 2 bedroom ‘country house’ with private pool is set in a wonderful, quiet location and has superb views from the gardens over the surrounding hills, the city, the sea and as far reaching as Cap d’Antibes!

Full Property Description:

Close to the quaint village of Gairaut, in the heights over Nice, it’s just a 15 minute drive down to the town centre and it has easy access to the A8 autoroute, making it a great base from which to explore the whole Cote d’Azur region! It’s also just a 5 minute drive to the end of the tramway which goes into the town centre. Dating back some centuries, with great character & high ceilings, the house was totally renovated in 2008. It offers approximately 100 sq metres of living space and comprises entrance hall, large living/dining room, a dining kitchen, two bedrooms, two bathrooms, a terrace either side, beautifully-landscaped gardens, a private swimming pool and secure parking for 3 or 4 cars. It’s located within the grounds of the owner’s main home (yet with privacy), who are a delightful couple discreetly on hand to ensure that you have a wonderful stay; they speak English, French, Italian and Dutch. They also invite you to use the superb Moroccan-style steam room and gym area attached to their home! The house has a maximum occupancy of 5 people (plus babies) and would be perfect for a family or group of friends holidaying together.

  • Living room: accessed from large hallway, very spacious and comfortably furnished with sofa & armchairs set in front of working fire-place, large satellite TV (French & International), video, DVD player, piano and Hi-Fi. With high beamed ceilings and lots of antique furniture, French doors open out to gardens with lovely views over Nice.
  • Dining area: within living room and adjacent to kitchen, tastefully furnished with table and chairs for 6 (or 8 when opened up) and further sofa which opens to make double bed. Doors open out to dining-terrace shaded with pergola.
  • Kitchen: well-equipped and furnished with additional table & chairs. Provencal in style with large gas stove, dishwasher, fridge with freezer compartment, coffee machine, kettle & toaster, iron & ironing board. Washing machine available. Doors lead out to gardens and pool.
  • Bedrooms: two in total, located along hallway. Master bedroom with king-size bed (160x200cm), beautiful pieces of antique furniture, fitted wardrobes and doors to gardens. Other bedroom with double bed (140x200cm), single bed (90×200) and antique wardrobe. Both bedrooms have lovely oak-wood flooring. Additional sleeping on double sofa bed in dining area.
  • Bathrooms: one bathroom and one shower-room, both with attractive antique-style fittings and heated towel rails. Bathroom adjacent to second bedroom (or en-suite when curtain’s drawn) with claw-foot bath, handheld shower, large washbasin & WC. Shower-room off entrance hall with good shower & washbasin. Independent WC off hallway. Hairdryer available.

Outside

  • Surrounded by extensive, private gardens planted with magnificent old olive trees (you can try the oil made by the owners!). Views from the gardens over Nice are superb! Two terraces, one south-facing from dining room with quality teak dining furniture; the other facing the pool with mountain views beyond. Boules pitch with sea views and flood lighting. Secure parking for 3 or 4 vehicles available within the grounds.
  • Swimming pool: adjacent to the house and very private, 11×5 meters and 1-2 metres deep. Sun loungers available and safety barrier to be installed around perimeter before your arrival. Can be heated between May and September, by prior request and usually with supplementary payment. . Owners don’t use pool during your stay. Outside WC and summer kitchen next to pool with shaded dining area, pizza oven, barbeque & sink (closed down after October). Superb steam-room across a pretty courtyard from the owners house, for 4-6 people (original fittings from Marrakech), shower, WC, relaxation room and gym equipment.

Area Description:

Local shops can be found 2km away and a supermarket 5km. The house is surrounded by several small villages such as Falicon, Aspremont & Castagniers and the towns of Monaco 20km east and Cannes 40km west. The nearest restaurant is 1km away and many more can be found in the city and old town of Nice. There’s also a great choice of shopping in Nice in the department stores and designer & gift shops.

Local markets are held in Nice, two of them which sell fresh fruit, vegetables and flowers. The closest is the ‘Marché de la Liberation’, but the most well-known is in the ‘Cours Saleya’ adjacent to the old town, where there’s also a popular antiques market on a Monday.

  • Sporting activities in the area are abundant– there’s horse riding, sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais plus of course there’s the beaches! On leaving the house, you’ll directly find several popular hiking-routes and cycling circuits.
  • Beaches can be found 11km away at the ‘Plage de la Baie des Anges’ and also right along the sea front as far as Nice airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the bay. For out-of-season swimming, there’s also a covered swimming pool just 4km away in the village of Falicon.
  • The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!

Getting around is easy from here – there’s a bus stop almost directly outside the house where you’ll find 3 lines taking you down to Nice. From here, there’s then the tram stop ‘Las Planas’ to take you into the town centre. A car however would be preferable here to enable food provisioning, sightseeing etc.

  • Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It’s also possible to cross over the border to experience the culture and flavour of Italy!
  • Other entertainment includes shopping, the casinos & nightlife of Nice, The Jazz Festival through August, the Nice Carnival in Feb, the Monaco Grand Prix in May, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!
Price Notes:
  • Baby facilities: baby cot and high chair available upon request.
  • Damage deposit: the owner requests a damage deposit of 700 Euros. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
  • Bed & bathroom linen: included in the rental cost.
  • Gas, electric & water: all included in the rental cost.
  • Winter heating: is under-floor and included in the rental cost. Very thick walls keep the house naturally warm in winter and cool in summer.
  • End-of-stay cleaning: included in the rental cost.
  • Taxe de Séjour: is not requested here.
  • Change over day: normally a Saturday however the owners may be flexible upon request.
  • Long weekend stays: are possible here – please ask for details.
  • Pets: no longer accepted here – sorry.
  • Supplementary services: the owner is a very good chef and would be delighted to prepare a meal for you! Also possibility of baby sitting, massage, Reiki or yoga – please enquire.
